SeaThru

SeaThru is a new, waterfront, modern home. SeaThru was inspired by the mid-century modern homes from our area, known as the Sarasota School of Architecture.

This homes designed to offer more than the standard, ubiquitous rear-yard waterfront outdoor space. A central courtyard offer the residents a respite from the heat that accompanies west sun, and creates a gorgeous intermediate view fro guest staying in the semi-attached guest suite, who can actually SEE THROUGH the main living space and enjoy the bay views. 

Noble materials such as stone cladding, oak floors, composite wood louver screens and generous amounts of glass lend to a relaxed, warm-contemporary feeling not typically common to these types of homes.

Möbius

Möbius was designed with intention of breaking away from architectural norms, including repeating right angles, and standard roof designs and connections. Nestled into a serene landscape on the barrier island of Casey Key, the home features protected, navigable waters with a dock on the rear side, and a private beach and Gulf views on the front. Materials like cypress, coquina, and shell tabby are used throughout the home to root the home to its place.

Lotus on Orange

The lotus flower represents a symbol of fortune in Buddhism. It grows in muddy water, and it is this environment that gives forth the flower’s first and most literal meaning: rising and blooming above the murk to achieve enlightenment.

A building site was selected in an historic area just south of downtown Sarasota, known as Bungalow Heights. The site was burdened by a neglected ranch home with no architectural value. The home was beyond repair and, with its blue-tarped roof, had become a real eyesore for this cozy corner of town. The home was razed, with the majority of the building materials diverted to a recycling facility. The site was reborn.

The new residents had a vision for a warm, modern home that allowed them to take full advantage of our fantastic weather. They were interested in sound mitigation to compensate for the traffic sounds that are generated from an Orange Avenue frontage. Indoor health, energy and water conservation, durable material considerations and general sustainability were important design considerations from the beginning. After extensive interviews, the client selected their design and build team to create and execute their vision. Chris Leader, of Leader Design would lead the architectural process. Sawa Design was selected to help with the interiors. Michael Gilkey, of M.A. Gilkey Landscapes, was selected to design the outdoor spaces. Josh Wynne Construction was chosen to manage the budget during design, manage the sustainable design aspects and to build the new home.

Lotus on Orange was designed with consideration of the clients’ love of European Modern styling as well as their love of the warmth from the California style of modern homes. Tied to the demands of our local environment and our regional material selections, the resulting design bears a strong resemblance to the Sarasota School of Architecture style that defined the local vernacular in the 1950’s. The large expanses of carefully placed glass allow for natural day-lighting throughout the home while large sliders and casement glass allow for passive ventilation through the home. The views are centralized to the natural flower pond in the front-court as well as the pool and outdoor living areas to the rear. The roof integrated screen enclosure is reminiscent of earlier efforts by early architects during the Sarasota School movement.

The material palette is warm, simple, and is characterized by clean lines and strong geometry. Polished concrete floors were chosen for their durability, thermal massing effect, and their natural beauty. Cypress wood detailing, terrazzo tiles, and bamboo panels counter-balance the smooth white walls of the homes interior which serve to provide bouncing light and a frame work for viewing the outdoor spaces.

The landscape is 100% Florida friendly. It was carefully considered to provide the necessary screen-work in an infill lot such as this, while being sensitive to the single story scale of the home and the adjacent neighbors. There are three courtyards that are the critical adjuncts between the vertical architecture and the landscape architecture. The entry court welcomes you from the street frontage with a Koi and Lotus pond. A fountain provides a visible anchor and produces white noise to drown out the sounds of city life. Every visit starts with a walk across the floating pads in the Lotus pond. The rear court is the heart of the home. The “L” shaped design lives around and is open to this pool court with outdoor fireplace and kitchen area. To look west in this home is to lose your sense of place. The last courtyard is the most private. It is flanked by the master suite and is accessible only through the master bath. Glass walls, orchid walls and a thick tropical color garden complete the space.

Power Haus Kitchen

Power Haus was designed to exceed every standard in green construction while maintaining the clients’ desired aesthetic and comfort requirements. It is a shining example of the level of performance and sustainability that can be achieved while maintaining a high standard of quality, comfort and design.

Power Haus received a minus 22 HERS index, the lowest ever recorded by Energy Star and the DOE Builder’s Challenge. It’s the highest scoring new LEED for Homes Platinum ever certified. Power Haus also tops the FGBC standard and NAHB’s National Green Building Standard and is certified Florida Water Star Gold and FPL Build Smart.

Power Haus effectively blends classic design technique and new technologies. The entire home is wired through the Elan Home Management System.  100% LED lighting, HVAC, security, power consumption and solar PV production, alarm and A/V are operable through any of 5 touch-screens in the home or on the residents’ iPhone or iPad.

Mike's Hammock

I built this on my property for my aging father who has some health issues. Handicap accessibility was a factor in design. His dream has always been to try retire to a cabin in the woods. This is what he got.

It is a 1 bedroom, 1 bath with a great room. It is 600 sqft of AC space. The footprint is 40' x 26' overall.

The site was the former home of our pig pen. I only had to take 1 tree to make this work and I planted 3 in its place. The axis is set from root ball to root ball. The rear center is aligned with mean sunset and is visible across a wetland.

The goal was to make the home feel like it was floating in the palms. The geometry had to simple and I didn't want it feeling heavy on the land so I cantilevered the structure beyond exposed foundation walls. My barn is nearby and it features old 1950's "S" corrugated metal panel walls. I used the same panel profile for my siding. I ran it vertical to match the barn, but also to balance the length of the structure and stretch the high point into the canopy, visually. The wood is all Southern Yellow Pine. This material came from clearing at the Babcock Ranch Development site. I ran it through the structure, end to end and horizontally, to create a seamless feel and to stretch the space. It worked. It feels MUCH bigger than it is.

I milled the material to specific sizes in specific areas to create precise alignments. Floor starters align with base. Wall tops adjoin ceiling starters to create the illusion of a seamless board. All light fixtures, HVAC supports, cabinets, switches, outlets, are set specifically to wood joints. The front and rear porch wood has three different milling profiles so the hypotenuse on the ceilings, align with the walls, and yield an aligned deck board below. Yes, I over did it. It is spectacular in its detailing. That's the benefit of small spaces.

Concrete counters and IKEA cabinets round out the conversation.

The Pearl is a Contemporary styled  Florida Tropical home. The Pearl was designed and built by Josh Wynne Construction. The design was a reflection of the unusually shaped lot which is quite pie shaped. This green home is expected to achieve the LEED Platinum rating and is certified Energy Star, FGBC Platinum and FPL BuildSmart.

Contrary to common beliefs, the architecture that best describes Florida’s historic vernacular is Florida Cracker.

Long before Addison Mizner introduced Mediterranean Revival to Florida’s Palm Coast, homes built in Florida were of the “Cracker” variety. In its early years of settlement, Florida was a cattle-ranching state and most of its settlers were involved in cattle. The Florida Cowboys were often referred to as “crackers”, likely due to the use of whips to help drive the unique cattle through the inhospitable Florida landscapes. 

Cracker homes might easily be dismissed now, as simple shacks, barns, or basic homesteads but further examination reveals some brilliant architectural solutions that helped these early Floridians survive hot summers, major rains, floods, droughts, and the rest, in relative comfort. Being a peninsula, access to a variety of building materials was rarely an option, so these homes were generally built using our local yellow pines, cypress trees, tabby concrete, tin roofs (or sometimes cypress shake) and lime rock. 

These early settlers realized the value of elevated structures which allowed for storm waters to rise and recede without causing damage to homes. Homes were placed with consideration to orientation of the sun, and proximity to tree shade to reduce day time heating. Long eaves helped to shade windows from the sun, and to move rain water away from foundations. “Dog Trots” (physical spaces that were generally roofed and open air) were used in place of hallways to promote air movement between rooms prior to the advent of air conditioning. 

Like you, my clients were largely unaware of any of this. When they purchased their 40 acre parcel in eastern Manatee County and called me to discuss building their new home, they asked me to build them, “A real Florida home. You know, heavy stucco, deep arches, and clay tile roof. What you’d expect to see out here.” They had no idea what they were in for.

They were an interesting couple; moving out east from their home on Longboat Key. She, born and raised on a farm in Brazil, was eager to get back to her farming roots. She would be raising cattle, pigs, goats, chickens, guinea fowl, and any other odd assortment. She would also be planting orchards, gardens, and more orchards. The owner of a women’s boutique in Sarasota, she is a beautifully kept lady, and a farmer with dirty nails, at the same time. I love the duplicity. She reminded me of my own wife.

He, a native of Long Island with a lifetime of experience as a design/build landscaper in some of America’s wealthiest enclaves, had lived a lot of lives, in a lot of places, before deciding to make this change with his wife. He was looking for a life more connected to nature, and a home that exactly served the life that they hoped to build. He wanted a home that was healthy to live in, tread lightly on the land, and was extremely efficient. He and I connected personally.

Mr. Client, being a New Yorker, was quite direct about his expectation for design. This was not his first go around. I, being me, was also quite direct about what a real Florida home was. I watched with familiarity as their brows furled, and eyes glazed over as I educated them on the merits of our true vernacular. They later admitted that words like cracker, dog-trot, and passive design had them immediately convinced that I was a crazy person. I punctuated my insanity with my assertion that this home should, in fact, be a Contemporary Florida Cracker Home based on the site and the program. 

Puzzled, Mr. Client left the meeting and began searching the web for “Contemporary Cracker Homes,” and called me the next day to let me know that aside from an old paperback book, all he had found was a home I designed and built in 2010 called the PowerHaus. I think he thought he was on an episode of Punked. Still, we had a good connection (and I think he was just really curious) so he stuck with me and asked me to either design the home or help him find an architect that might make this crazy idea into a picture.

After meeting with three very talented architects, Mr. and Mrs. Client selected SweetSparkman to translate my crazy idea into a concept. 

I present to you, Rancho da Flórida. 

This home is far more unique than the pictures alone illustrate. For one thing, there is actually more outdoor living space than there is air- conditioned space. I can tell you from experience, the outdoor spaces are extremely comfortable, even in the middle of July, in record heat, in the afternoon. A massive wall of motorized screens on the west face serve to control insects and increase shade in the late afternoon after the sun dips below the generous eaves. 

The structure is made up of three primary volumes, each separated by generous dog-trots, and all under one “butterfly” styled metal roof. The roof is actually a nod to the last big architectural movement in the area, the Sarasota School of Architecture. The middle volume is the common living space, and features the entry door, the kitchen, a massive butler’s pantry, the dining space, the living space, a powder bath, and a massive outdoor kitchen, dining and living room. In moving from the garage volume to the common living volume, you are moved through a long, covered dog-trot adjacent a louver wall that separates you from the outdoor kitchen. It smells of citrus blossoms and kitchen herbs as you pass by the kitchen garden.

To get to the sleeping spaces, you leave the main living space and enter a screened courtyard, again flanked by wood louver screens, where you move by the outdoor hot tub. It is an amazing way to adjourn to the bedroom! There are two primary halls, each that terminates with floor to ceiling windows overlooking the gardens, the lake, or the pastures. The master bedroom is situated with massive views of the pasture, the sunset, the lake and cypress stand, and the hot tub courtyard. The master bath, with a focus on privacy from guests, draws you through an open shower to a soaking tub with views of the pasture, sunset and lake. Wading birds, curlews, bobcats, turkeys, deer, and foxes frequent the view. It is magical. 

Material selections were to be primarily natural ones, influenced by both the Florida landscape, and by Mrs. Client’s native Brazil. The home is fully elevated, but it is made to feel rooted by massive columnar elements of clay brick and ubiquitous elevated planters of exposed form concrete. In the guest rooms, I built the bookshelves from a massive slab of reclaimed Guanacasté wood (a common Brazilian tree) that was recovered in Sarasota following Hurricane Irma. 

Rancho da Flórida is the most energy efficient home in Florida, and among the most energy efficient homes ever built anywhere. It has a HERS index of minus 31 (produces 31% more power than uses) and is certified Emerald by NGBS.


Mr. and Mrs. Client now understand the virtues of their “Contemporary Cracker” home. I hope more clients will step out of the boxes that so many before them have been building and see the light of day afforded by better architecture.

CompassHaus

CompassHaus is a high performance, modern waterfront home in Longboat Key, Fl. It is a Zero Energy home, certified by Energy Star, EPA Indoor Air Plus and USGBC LEED.

BeachHaus

BeachHaus is built on a previously developed site on Siesta Key. It sits directly on the bay but has Gulf views from the upper floor and roof deck. 

The client loved the old Florida cracker beach houses that are harder and harder to find these days. They loved the exposed roof joists, ship lap ceilings, light colored surfaces and inviting and durable materials. 

Given the risk of hurricanes, building those homes in these areas is not only disingenuous it is impossible. Instead, we focused on building the new era of beach houses; fully elevated to comfy with FEMA requirements, exposed concrete beams, long eaves to shade windows, coralina stone cladding, ship lap ceilings, and white oak and terrazzo flooring. 

The home is Net Zero Energy with a HERS index of -25 making it one of the most energy efficient homes in the US. It is also certified NGBS Emerald.

Bay Shore

TipTopHaus

TipTopHaus is a tribute to the next evolution of a simple idea that put Sarasota in the middle of a worldwide conversation about architecture in the early 1950’s.

Sixty years ago Sarasota was experiencing a post war renaissance led by famed architects Paul Rudolph and Ralph Twitchell. Following the lead of Walter Gropius of the BauHaus school in Germany, these talented architects began to incorporate the International Design style of BauHaus into a Sarasota specific design concept. This new style of architecture was dubbed, “The Sarasota School of Architecture.” Lido Shores was the birthplace of this movement.

Fast forward 60 years and you can still find some famous original works by these masters. There are also many examples of the evolution of these ideas through the years. Today, between advanced building requirements to meet the latest codes and the requirements for much higher foundations from FEMA as well as newer and tougher zoning codes to meet municipal requirements, it is not possible to build the same scale or use the same techniques that Rudolph and company used so many years ago. TipTopHaus seeks to speak the language that the original Sarasota School homes speak while satisfying today’s exacting construction requirements.

TipTopHaus is a contemporary design that takes advantage of all that its lot and surroundings have to offer. A private drive approach provides access to a rear-loading garage in order to keep unsightly garage doors out of public view and allowing a more pleasing street side scale. This design allows for a frontcourt pool on the gulf facing street façade. This courtyard becomes the epicenter of the design within the living spaces. TipTopHaus could be considered an “upside down” house. The top floor is the main living floor and also houses the master bedroom suite. The lower floor offers an elegant entry sequence anchored by an incredible stair that climbs through the heart of the home. A common living area downstairs serves to circulate guests and residents around the pool deck. This space is flanked by guest suites. Cantilevered porches, crisp alignments, clean lines and large glass serve to remind you that this is a modern home. However, there is nothing cold or sterile about this modern home. Crisp woodwork and loads of natural material keep this home warm and rooted to island living in Florida. The icing on the cake lies at the tip-top of the house. A beautiful rooftop balcony of almost 800sqft becomes the ‘yard’ in this design and offers views of Sarasota Bay, the Downtown Skyline and the Gulf of Mexico.

TRADE WINDS

Inspired by the traditional Dutch Colonial Caribbean influenced architecture found on the Island of Bermuda, the Trade Winds will find itself right at home in the waterfront neighborhood of Harbor Acres in downtown Sarasota.

The client originally contacted us to do a major ‘greenovation’ on their quaint bungalow that exists on the lot. Unfortunately, due to FEMA regulations, we are forced to demolish the home and start over. Several of the home’s appliances will be re-used in the Trade Winds. Many existing architectural elements will also be salvaged in an effort to preserve the land’s history. Habitat for Humanity will have the opportunity to remove any other valuables for use in their projects in the community.  During demolition, care will be taken to recycle all concrete, steel, copper, aluminum and clean wood waste left behind.

The client decided to allow us the opportunity to design the home.  A ‘welcoming arm’ entry, curvilinear parapets, vertically proportioned windows, flat roof tiles, sand finishes, wood shutters, shallow wood eaves and a chippendale balcony are but a handful of features that identify the Trade Winds with its architectural history. With no air conditioning and a location centered in the trade winds generated by the Gulf Stream, passive ventilation was a standard among homes in Bermuda. Our Trade Winds has the advantage of a prevailing western sea breeze that is almost ever-present along Sarasota’s bay-front.  Our client’s commitment to a passive design led us to name the home, Trade Winds.

Inside the home, Kurt Lucas with JKL Design group is working with our build team and clients to ensure their vision is met, the budget is considered, and our sustainable efforts are not undone.  Polished concrete floors, clay walls, low-VOC finishes, locally manufactured doors and trim details made from responsible materials and locally salvaged items are just a few the details that keep this home in touch with the desired aesthetic and a minimal footprint.

Outside the Trade Winds, Michael Gilkey has worked up a magical landscape design. One of the signatures of a home located in a FEMA flood zone is a severe disconnect between the living spaces and the outdoor spaces. These homes often tower above the lot as though they are superior to the landscape. Great consideration was made in the home’s design as well as the landscape design to ensure that this is not the case for the Trade Winds. A towering Banyan tree anchors the front yard as you are led down a winding private drive past coconut palms, gold trees, live oaks and native flowering shrubs towards the concealed garage. A ‘secret’ garden, garden spa, private butterfly garden and pool courtyard all round out the backyard. The landscape is designed to comply with Florida Yard & Neighborhood standards.

Tradewinds

The Codding Cottage is a modern compliment to the original Florida Bungalows that have made Laurel Park such a terrific place to live.  The home was named in honor of David Codding who once owned the historic Walpole home located on an adjacent portion of the original lot.  Mr. Codding was very interested in energy conservation and was a staunch environmentalist.

The home features a long list of the latest innovations in technology and green construction. Some of the features are a bit more common such as BioBased sprayed foam insulation and Low E insulated windows.  Others, like the FlexLite Solar PV sytem, the rain water cistern system, and the Bryant Evolution HVAC are rarely seen.  All of these products and experts have helped bring this home to a level of efficiency and sustainability not often achieved.  This home has reached the rating of Platinum under the LEED for Homes v.1 scoring system.   The main house along with the carriage house are the top two highest scoring homes ever certified by Florida Green Building Coalition (FGBC).  It’s also certified by Energy Star, Florida Yard and Neighborhood Landscape, FPL BuildSmart and the Nation Wildlife Federation as a Certified Wildlife Habitat. 

The Codding Cottage is a fine example of a “green” home without compromise. The architecture is traditional and keeps with the neighborhood. The home serves all of its owner’s needs and wants without being excessive or ostentatious. Sustainable construction practices, healthy product choices, energy efficient features, and water conscious design make this home as inspiring as it is beautiful.

1414 Osprey

This project was designed as a fun urban infill concept to occupy a small, non-conforming lot in a walkable area near downtown Sarasota. The design/construct team wanted to create a high level execution of contemporary details without the high cost typically associated with such an expectation. We got clever with detailing, material selections, and the execution techniques to help accomplish our goal. I challenge you to find a better IKEA kitchen on the planet! As always, this project was designed and built with sustainability in mind and will be certified Platinum.

Fish Camp

Our latest project, Fish Camp, on Longboat Key, FL. This home was designed around tight zoning restrictions while meeting the FEMA V-zone requirement. It is registered with LEED and is expected to be Platinum certified. It is rated EnergyStar v. 3.1 with a HERS index of 50. The design is a modern take on the Key West vernacular so as to keep with the neighboring historic homes in the area.  

The home unfolds to allow for water views from all rooms in the home, even on the very narrow lot. 


Sea Breeze

Phoenix at Sleepy Lagoon

Driven by a passion for the salt life and a love of the natural beauty of the area, they will leave the Northeast on a trek for the Florida Gulf Coast. The winters there are simply too cold to tolerate for any length of time. And why would they suffer those freezing temperatures when the average temperature on Longboat Key in January is 71 degrees?

However, this is no migration and the subject is not a bird. My clients cannot be referred to as “Snowbirds” either. This is a homecoming. More so, it is a new beginning; a resurrection!

“From the crown of the palm tree, there grew a flame. The flame revealed a nest. As the flames of change kissed the nest, a new being was born. This fantastic creature was born in the image of its predecessor, but it was given a new life. Indeed, it was resurrected. Behold the Phoenix!”

Many years ago, they were pulled from the area in the pursuit of better employment. All the while, they maintained a strong connection with the Gulf Coast. This is where they would spend the best years of their lives. Now is their time of rebirth.

The property they chose is on boating water on the Bay side of Longboat Key. The property is among the few undeveloped lots scattered around the island. Over the years it had been planted with a variety of tropical species including many of the common house varieties such as Ficus, rubber trees, and Areca Palms. Loving the locale, these species quickly outgrew their space. In the shadows, native Sabal Palms stretched their trunks in an effort to survive. A Phoenix Reclinata Palm sat unassumingly beneath the shadow of a large Ficus. We liberated them by removing all of the invasive varieties. We then relocated all ten of the resident Sabal Palms (our State Tree) on site.

The home, designed by celebrated local architect Mark Sultana of DSDG, Inc., is a contemporary flat. The layout is a single living level above parking and grade level outdoor spaces. The architecture is crisp and inspiring and it is sensitive to the smaller scale of the eclectic neighborhood in which it will be constructed. From the elevated balcony, the residents will enjoy watching the many local manatees as they hug the sea wall looking for warmth on chilly mornings. From grade level decks, they will get up close and personal with the abundant schools of mullet in the canal. A northern exposure to the open side of the plan will allow for the amazing breezes offered by passing cool fronts.

LidoDeckHaus

Few locals know the meaning of the word Lido, namesake of the famed barrier island off of Sarasota, Fl. Lido Beach gained fame as the playground, perhaps even swimming pool, for Sarasota’s most famous developer, John Ringling. Ringling saw the beautiful locale as an amazing resort area. His vision became a reality and now Lido Beach is a world-class resort destination.

The clients who commissioned this masterpiece had a vision of their own. They wanted their own resort. It started with the purchase of a very unique lot just around the corner from St. Armand’s Circle. Very few lots in Florida boast unobstructed Gulf beach views in the front and boat-able canal frontage in the rear. Almost none can make that claim within walking distance of the famous shops and restaurants of St. Armand’s. This lot has it all! Still, with so many great options for views, it proved difficult to create a design that offered the necessary livability that a young family requires while maintaining every possible view. Prior to the start of design, we rented a lift and observed the views from every possible elevation allowed by code. Starting with the minimum required FEMA flood elevation; we shot every desired view and noted the angle, all of the way to the City’s maximum height restriction. Lido Beach and its azure blue water was visible even at the natural grade. The higher we went, the more we saw. The mouth of Big Pass to the south, the canal opening behind Bird Key to the east, Ritz Carlton and the downtown skyline to the northeast and North Lido Beach to the northwest.

It was clear. This home needed different viewing decks, inside and out, to capture the many views it had to offer. Leader Design Studios was hired to facilitate the design. The first floor front would focus on Lido Beach while the rear, canal frontage, would feature a lido of its own. An inspired exterior pool/spa area complete with a daybed, bar and several covered and open-air porches set the tone. The design is a modern one with hints of inspiration from the cliff hanging homes on the island of Mikonos. Most of the roof areas are actually usable deck space and each offers its own unique view of Sarasota, our lido deck and Lido Beach. Warm interior finishes and amazing attention to detail make an incredible framework for the focused views offered by the generous window openings. There is little concern for daylight heating through these openings though. Every effort was made to reduce this home’s energy requirements.

It is efficient, durable, healthy and respectful of the environment. Like all of my homes, this home is 

Parc Fermé

Parc Fermé is an area at an F1 race track where cars are parked for display for onlookers. 

Our project, Parc Fermé was designed and built for our previous client (see Bay Shore) who wanted to build a guest house and house his most recent retired race cars. The roof shape is inspired by his favorite turns at his favorite race track. Race fans may recognize it. 

The space features a kitchenette, a full bath, a murphy bed, a trophy case, and the coolest Big Green Egg grill space you have ever seen. It was located on Sarasota Bay.
